Assistant Facilities Manager


Trinity School of Durham and Chapel is seeking a skilled and experienced Assistant Facilities Manager to join their team immediately. The successful candidate will be responsible for assisting in all facets of overseeing, managing, and maintaining the campus, including the interior and exterior of buildings and the supporting systems, such as HVAC, security, and fire control. The Assistant Facilities Manager will oversee contractors for general maintenance and repair.

Key Responsibilities

  • Perform routine maintenance and repair work on HVAC systems, plumbing, and electrical systems.
  • Conduct general construction tasks as needed, including carpentry, painting, and drywall repair.
  • Ensure all maintenance work is completed in compliance with safety regulations and school policies.
  • Respond promptly to maintenance requests and work orders.
  • Assist in maintaining inventory of maintenance supplies and equipment.
  • Collaborate with the Manager, Facilities, and other team members to prioritize and complete tasks efficiently.
  • Provide support during school events and activities as needed.
  • Supervise and coordinate contracted providers used for service and repairs; schedule installations and oversee that such repairs are accomplished in a safe and timely manner.
  • Formulates and implements preventative maintenance programs for utility systems, equipment, and building maintenance.
  • Maintan accurate records with regard to annual inspection of equipment and general preventative maintenance including rotational work assignments and over-time allowances.
  • In collaboration with the Facilities Manager, help build, implement, and monitor short-term and long-term plans for facilities upgrades, to support the evolving needs of the school.

Required Qualifications

  • A professed Christian faith, demonstrated through an active relationship with Christ and alignment with the mission of Trinity School.
  • Considerable knowledge and experience of heating and air conditioning systems, electrical  systems, plumbing, building and grounds maintenance, and equipment repair.  
  • Strong communications skills; demonstrated ability to build strong working relationships.
  • Ability to meet with service contractors and vendors regarding the negotiation of contracts,  agreements, and guarantees.  
  • Ability to set priorities and make appropriate decisions on repairs or assignments contingent upon availability of parts and manpower.
  • Ability to be physically active from light to medium type of work. 
  • Ability to read and interpret documents such as safety rules, operating and maintenance  instructions, and procedures manuals.  
  • Ability to write routine reports and correspondence.  
  • Ability to do basic building related repairs.  
  • Ability to work a flexible schedule, as required, Mon-Fri, between the hours of 6:30AM and 5:30PM. Available nights and weekends for repairs that may be necessary (uncommon).

Physical Requirements

  • Prolonged periods of walking, standing, bending, stretching, pushing, pulling, climbing ladders, or kneeling.
  • Must be physically able to operate power equipment.
  • Must be able to lift up to 50 pounds at a time.
  • Must be able to work in a variety of weather conditions.

Education and Experience

  • Previous facilities management experience coupled with associated training is preferred. Experience should include a well rounded background and knowledge of HVAC, electrical and  plumbing systems and carpentry.
  • Completion of an Associates Degree is preferred, but may be substituted by progressive equivalent job experience. 
  • Displays a willingness to make decisions; exhibits sound and accurate judgment; supports and  explains reasoning for decisions; includes appropriate people in decision-making process; makes  timely decisions. 
  • Ability to work with others to identify problems and to find solutions to those problems.
  • Able to prioritize and plan work activities; uses time efficiently; able to organize or schedule other people and their tasks.  
  • Basic computer skills.
  • Mechanical aptitude and a desire to know how things work.
  • Must be able to lift and/or carry objects weighing up to 50 pounds and occasionally lift and/or  carry objects weighing up to 75 pounds.
